| WHAT'S HAPPENING NOW |
| Based on figures released from our local Spokane Multiple Listing Service, the average sales price as of January 31, 2009, was $225,000. The average sales price changes each month based on the sales for that particular month. Last year, the average sales price ranged from a high of $233,000 to a low of $206,000. At the end of January, there were 2,835 homes for sale. Additionally, 130 homes were sold and 168 homes have pending transactions. These numbers represent the customary slowing of activity at this time of the year. The average number of days on the market increased to 96 days. Our inventory dropped again in January as fewer homes were brought on the market. If we did not have any new homes for sale introduced to the market, we would sell our current inventory in a little over 21 months.

If we compare the January 2008 average sales price ($216,000) to the January 2009 average sales price ($225,000) there was a 4% increase. In some price ranges, the average price increased during the course of the year, however, in the higher price ranges, $300,000 and above, we experienced a decline in the average sales price. All these numbers mean it's a great time to buy, especially if you're looking in the higher price ranges. The mortgage lenders we work with at City Group tell us that mortgage funds are available at very attractive rates, some as low as 4.875%. Our clients with responsible credit are getting the loans they need to assist with the purchase of the homes they want. |
